<p>I have mixed feelings on this!  The old Sinclair station has been vacant for a long time and is an eye sore.  It makes sense to have a stable company like QuickTrip take over that corner and improve it.  I was glad to see QuickTrip over other competitors because they have good management and clean stores.</p>
<p>My concern is when is enough, enough?  We have enough <strong><em>fast everything</em></strong> in our community.  Do we really need another convenience store and gas station to make my and your life better?  <strong><em>I think not</em></strong>.  I don’t have any problems getting food or gas at any of our existing grocery stores or gas stations.</p>
<p>It is great to see some economic development in our area.  However, I ask myself, is that as good as we can do?</p>
<p>I purposely did not make suggestive solutions in this blog because I want to hear from others what they think would do with this location.</p>
<p>Footnote: I am not opposing QuickTrip in any fashion.  I just think our economic redevelopment team should be more creative.</p>

<p>I recently showed one of my apartments to a potential tenant.  I was intrigued when he says to me, “Wow, your places are so clean, are they always like this before move-in?”  When I inquired why he was asking, he indicated he had looked at several other places in the community and they were all dirty.  The potential tenant goes on to tell me that one landlord offered to reduce the security deposit if they would clean the unit up instead of the landlord having to.  I must admit, this was a first for me.  What kind of owner/property manager would ever present themselves this way?</p>
<p>It has been my experience, the cleaner the better.  You will attract tenants that take care of your properties by having clean properties for them.  It is a life-style.  Most people seek their own level in life.   If you are sloppy, dirty person, you don’t take care of your own things let alone property that belong to others.</p>
<p>If you want good tenants – Keep it Clean!</p>
<p>Call to Action for Tenants:  Don’t be afraid to ask questions and be critical of living conditions when previewing new housing for you and your family.</p>

<p>You have heard from me in the past about Blue Springs having enough <strong><em>fast everything</em></strong> in our community.  However, since Jack in the Box is home of the super taco, a favorite of mine, I am making an exception to the <em>“when is enough, enough”</em> rule.  OK Camper kids, the grumbler is on the way.  The new building may not shake like the ones in Phoenix.</p>
